Here's exactly how it goes — from the first conversation to the day you get the keys, and the years after. No surprises is the whole point.

    Consultation

    A no-pressure first conversation about what you want to build, your budget, and your site. Jason listens more than he talks. There's no cost and no obligation to go further.

  2. 02

    Feasibility & budget range

    We look at the lot — or help you find one — and pressure-test the vision against a realistic budget before anyone spends money on drawings. You'll know early whether the numbers work.

  3. 03

    Design & engineering

    Plans get drawn and stamped. Structural, systems, and elevations are engineered for this coast. On custom builds, this is where Vela + Co. Interiors comes in for full interior design — a dedicated team guiding every finish, fixture, and material, and holding the selections to your budget so nothing spirals.

  4. 04

    Pre-construction

    Permits pulled, final budget locked, schedule set, contract signed. Everything is on paper before a shovel hits dirt, so there are no moving targets once we start.

  5. 05

    Construction

    The build. Jason runs it personally, with regular walkthroughs and progress you can actually see — much of it documented on camera. You're never guessing what's happening behind the drywall.

  6. 06

    Delivery & warranty

    A detailed final walkthrough, your punch list closed out, and the keys. Then the part that separates builders: he stands behind the home after move-in — the call still gets answered.

How long does a custom home take?

Every home is different, but most custom builds run on the order of a year, give or take, from groundbreaking to keys — plus design and permitting before that. You'll get a real schedule in pre-construction, not a guess.

What does it cost to build with you?

Custom pricing depends on your site, plan, and finishes, so there's no honest one-size number. What we can do early is give you a realistic budget range before you invest in drawings, so you're never designing a home you can't build.

What happens if I want to change something mid-build?

Change orders are normal — you're building the home you want. Every change is priced and approved in writing before it happens, so the budget never drifts quietly. You're always in control of the number.

How will I know what's going on during construction?

Jason runs your job personally and keeps you in the loop with regular walkthroughs and updates. He also filmed years of past builds on YouTube, so you can see his standards down to what's behind the drywall before you start.

Do you build on my lot, or help me find land?

Both. If you already own a lot, great. If you're still looking, we can help you evaluate sites for buildability before you buy — a bad lot can cost more than a good house.

Do you offer financing or work with a lender?

Building is financed differently from buying a finished home — most clients use a construction loan. We can point you toward lenders who understand new construction on the Emerald Coast, so financing isn't the thing that stalls your project.
