There are many questions that come with the New Home Construction.
Regardless if you are building a home in Fort Walton Beach, Niceville or Destin, it’s important to know the details and process.
Some people love the idea of owning a brand new home, but feel like the process it too overwhelming.
Others have already decided that new home construction is perfect for them, but they don’t know where to start.
Our goal is help you understand the process a little better, and be there with you every step of the way.
The Benefits
A lot of times we are asked if there are any real benefits to new home construction, and the answer is yes.
Most of the time new home construction is less costly than remodeling or additions. Sometimes we get into a remodel and come across “surprises” that have to be taken care of.
These issues can add more cost to the project and sometimes become greater than if we went with new construction.
As with any type of code or regulation, these change over the years. With new home construction, every part of the project is built to the newest building code.
Additionally, those “surprises” that we saw in the example above are slim to none.
The last benefit is also one of the most talked about. New home construction allows you to take advantage of more energy efficient practices.
Look at our ICF Homes. They are the most energy efficient homes that you can have. Cheaper insurance, and lower power bills keep money in your pocket.
So, what is the New Home Construction process?
It’s very simple:
- Budgeting
- Planning and Designing
- Execution
Budgeting
Let’s face it, this is the worst part of New Home Construction but it is the most crucial part. Without budgeting, it will be difficult to determine what you can afford financially.
But once you narrow down what you can afford, it becomes easier to determine the area in which we will build, and also the size of the home.
For example, if you have your own lot then you do not have to worry about purchasing a lot.
However, if you do not have a lot we can help with finding one through Realtors that we are associated with.
The purchasing of your lot will go into your budget, and could affect the size of the home.
Once we get through this first stage, we are well on our way.
Planning and Designing
This is the fun stage! Planning and Designing includes picking a design, and determining what features will be in the for home.
For instance, we will be determining exterior finishes, flooring, cabinets, etc.
We absolutely love the planning and designing stage because this is where we make your dreams come to life.
We have design plans already in place that you can choose from, or if you want more flexibility, we can create a design from scratch!
This gives you more control because we can create designs and features that are unique and not cookie cutter.
If you have your own design plans, we make sure that they are code compliant for Florida, and then we build it. Simple as that!
Execution
The Execution stage is straightforward. It is the start-to-completion of your new home based off of the Budget and Planning & Design.
Conclusion
It’s important to note that you do not have to worry about any permits. All of our jobs are permitted according to county regulations.
New home construction is a great way to get the house you’ve always dreamed of, or move your growing family into.
But we cannot stress enough on budgeting and planning for your new home construction project.
Changes during the process cost both time and money, and it is easier to make the necessary changes on paper first.
